Service & warranty

The wall still has to work
in year twelve.

An operable partition is a machine. It has carriers, seals, latches, and in many cases a motor, and every one of them wears. A daylighting system is quieter about it, but flashings age and diffusers dull. We register the warranties, keep the maintenance on a schedule, and show up when something stops working.


Warranty administration

Warranties get denied on paperwork more often than on parts. We register the system at closeout, keep the model and serial data on file, and file the claim ourselves when one comes up.

  • Registration at closeout. Model, serial, opening size, finish, and install date recorded against the project — not left in a binder nobody opens.
  • Solatube coverage. Ten years on daylighting system components, five years on electrical components. Confirm current terms against the manufacturer warranty issued for your specific system.
  • KWIK-WALL coverage. Terms vary by system, panel construction, and finish. We pull the applicable warranty for your wall and tell you plainly what it does and does not cover.
  • Claim handling. We open the claim, supply the documentation, and coordinate the part or the factory technician. You do not chase it.
  • What voids coverage. Unapproved modifications, forcing a jammed panel, and deferred track maintenance are the usual three. We will tell you before it becomes a problem, not after.

Annual inspection

One visit a year catches nearly everything that turns into an emergency. For a wall that moves several times a week, it is the cheapest line item in the facility budget.

  • Track alignment, level, and fastener torque at the structure
  • Carrier and trolley wear; wheel condition and rotation
  • Panel plumb, alignment, and hinge condition
  • Top and bottom seal compression, and vertical seal engagement
  • Latch, handle, and air-release operation
  • Pocket door hardware, closures, and storage clearance
  • Electric drive function, limit switches, and safety stops
  • Panel finish condition and hardware tightening

Daylighting — inspection scope

  • Dome condition, curb flashing, and roof penetration seal
  • Tube joint integrity and reflective surface condition
  • Diffuser cleaning and lens condition
  • Dimmer, integrated LED, and control function

Some of these you can check yourself in five minutes. The rest tell us what to bring, which is usually the difference between one trip and three.

The panels are getting hard to pull.

Almost always the track, not the panels — debris in the channel, a carrier wheel that has flattened, or track deflection where the structure has moved. Do not force it. Forcing a binding panel is what turns a service call into a panel replacement.

The wall closes, but we hear everything through it.

Check seal compression first: top seals that no longer reach, a bottom seal that has taken a set, or vertical seals not fully engaged between panels. If the seals are good, the sound is flanking — going over the ceiling, under the floor, or through shared ductwork — and no wall fixes that. We can tell which one it is on site.

The last panel will not latch.

Usually floor deflection or a slab that has moved, sometimes a worn latch or an out-of-plumb closure panel. Note whether it fails in one position only or everywhere along the opening — that answer narrows it immediately.

The electric wall stops partway.

Stop operating it. It is typically a limit switch, an obstruction in the track, or a drive fault, and repeated cycling against a fault is how motors and carriers get damaged. Note where it stops and whether it will reverse.

There is water near the diffuser.

Nine times out of ten it is the flashing or the roof assembly around the curb, not the daylighting device. It can also be condensation in an unconditioned plenum. Either way, photograph the roof at the curb before anyone opens the ceiling.

The dimming stopped responding.

Check the 0–10V control wiring and the control device before assuming the unit failed. These are passive optical systems — there is very little in the daylight path that can break.
